What are the buildings zoned at the Lee Center?

The Lee Center is Zoned M-1, Light industrial; however, the county does allow retail type business (those listed under the CH, commercial highway) in the buildings on the north side of Bethea Road.

What are your hours of operation?

The Lee Center Leasing and Maintenance Office is open 10:00 AM until 5:00 PM Monday through Friday. After hours appointments can be made by calling our office at (770) 461-3817. We are closed on the following holidays:

  • New Years Day
  • Memorial Day
  • Independence Day – July 4th
  • Labor Day
  • Thanksgiving Day
  • The Friday following Thanksgiving Day
  • Christmas Day
Can I tour the property?

Please contact our leasing office to schedule a time to tour the property.

Is access restricted to the rental unit?

No. Every tenant has access to his or her unit 24 hours a day, 7 days a week.

How long is the lease agreement?

We offer lease agreements ranging from 1 year to 5 years. After the initial term is fulfilled the tenant has the option of renewing their lease or going month-to-month.

When is the rent due?

The rent in due on the 1st of each month and is considered late if not receive by the 5th. A late charge will be added to your account if the rent is not paid by the 10th day of each month.

How much are the late fees?

A late fee of 10% of the monthly rental amount is added if the rent is not paid by the 10th day of the month.

Can I alter the space to fit my business?

Please contact our leasing office to schedule a time to tour the property.

What is included in the rental rate?

The lease rate for all of our rental units includes the Water, Sewer, Common Area Maintenance, and Taxes & Insurance on the structure. The buildings located at the following addresses also include garbage pickup in monthly rental rate.

What is CAM?

CAM is the abbreviation for Common Area Maintenance and refers to the maintenance of the structure, its systems along with the parking and lawn areas. While other complexes may charge a fee in addition to the rent for CAM, the Lee Center provides these services at no added cost to our tenants.

How much is the typical electric bill?

Because our facility features a variety of sizes and types of rental units with differing work schedules and electrical needs an estimate cannot be determined by our staff.

How do I enter a maintenance request?

Please contact our office via phone, e-mail, or our maintenance request form.

Who do I call for a maintenance request if the office is closed?

Please call our main office number (770-461-3817) and leave a message in the maintenance mailbox and our phone system will notify an appropriate member of our staff.

Who to do I contact in case of an emergency?

In case of a fire, or life threating emergency please call 911. After notifying the relevant authorities, please notify the leasing office by calling our main number, 770-4613817, and selecting option “4” for the emergency afterhours line.

What are the benefits of renting?

Leasing space from the Lee Center saves your business time and money while providing flexibility and convenience. Specific benefits include:

  • Below market lease rates allowing business owners to keep more of their money fostering the success of their business.
  • The IRS allows businesses to deduct the entire rental expense on their tax return. Please consult a certified accountant for tax advice.
  • Our Modified Gross Leases have no hidden Common Area Maintenance Fees or special assessments for property taxes and insurance.
  • Because we feature retail, office, warehouse, and flex space all within the same complex we are able to offer our tenants flexibility. After the completion of 6 months of a lease agreement a tenant is able to upsize, downsize, or change the type of space they rent into any other available property.
  • The full time office and maintenance staff at the Lee Center is on site to provide prompt and courteous service on maintenance request and account information allowing tenants to spend more time focused on their business.
